Buyer ToolsOpening a new hotel or refurbishing old rooms starts with a furniture list. Miss one item per room and you multiply the gap by every room in the building. This checklist sets out the furniture a hotel guest room needs, room type by room type, with typical sizes, plus the back-of-house furniture that is easy to forget until opening week.
Every standard or deluxe guest room needs these pieces. Sizes are typical starting points; your interior designer will adjust them to the room.
| Item | Qty per room | Typical size (W × D × H) | Notes |

| Headboard | 1 | Bed width plus 100–300 mm each side | Often wall-mounted with reading lights |
| Bedside tables | 2 | 450–550 × 400–450 × 550–600 mm | One drawer and a shelf is enough |

| In-room safe | 1 | About 20–25 litres for a standard room | Fixed inside the wardrobe |
| Luggage rack or bench | 1 | 900 × 450 × 450 mm | Protects walls and the bed from suitcases |

| TV unit or wall panel | 1 | Matches the desk length | Hides cables and holds the minibar |
| Minibar cabinet | 1 | Sized to the fridge | Ventilated back panel |
| Mirror | 1 | Full-length, 450–600 mm wide | Near the wardrobe or entrance |
| Room type | Add to the standard list |
|---|---|
| Twin room | Two single beds (900–1070 mm wide each) instead of one double; one shared bedside table between them, or two |
| Deluxe / business room | Larger desk, ergonomic chair, two lounge chairs and a coffee table |
| Suite | Living area: sofa, coffee table, armchairs, dining table with 2–4 chairs, console table, larger wardrobe and a larger safe (35–45 litres) |
| Family room | Extra single bed or sofa-cum-bed, more wardrobe space, extra luggage rack |
| Accessible room | Lower wardrobe rails and desk, more clear floor space beside the bed |

A standard hotel room needs a bed frame and headboard, two bedside tables, a wardrobe with an in-room safe, a luggage rack, a writing desk and chair, a lounge chair, a TV unit, a minibar cabinet and a mirror. Suites add a sofa, coffee table, dining table and a larger wardrobe.
Most standard rooms use a king bed for a 72 × 78 inch (1830 × 1980 mm) mattress or a queen for 60 × 78 inches. Twin rooms use two single beds about 900–1070 mm wide.
About 20–25 litres for a standard room, enough for a passport, wallet and a small laptop. Suites and business rooms are better with 35–45 litres.
Order about 2–3% extra of each item so damaged pieces can be replaced quickly without waiting for a new production run.
Yes. The Royal Safe Company makes guest-room furniture, in-room safes, lounge and restaurant furniture, staff lockers, staff beds and back-of-house shelving in its own factory, so a property can be furnished from one source.
